Southern Apartment Group planning complex next to Free Range Brewing

Development firm Southern Apartment Group is planning an apartment complex with up to 250 units in the NoDa neighborhood, next door to a building that will soon house Free Range Brewing, a new brewery expected to open early next year.
Southern Apartment Group has filed a rezoning application for a 3.6-acre block on North Davidson Street between East 26th and East 27th streets. The height of the apartment project would be limited to five stories, according to a site plan filed by the firm.
The property is owned by a limited liability company called NoDa at 27th managed by Greg Godley and Hemant Patel. Godley says his company plans to retain the 14,000-squre-foot Free Range building at the corner of North Davidson and 27th, and if the rezoning is approved, Southern Apartment Group will purchase the balance of the block, or about 2.8 acres.
The site is across East 27th from Amelie's French Bakery and across North Davidson from two more breweries: Birdsong Brewing, which plans to relocate to a new building about a mile away, and NoDa Brewing, which has also found a new site but will keep its current building as a specialty beer location.
Jason Alexander, who is opening Free Range with his brother, Jeff, says the brewery will likely benefit from having residents next door, but he's concerned about the project's impact on parking. In addition to Free Range, which is taking about 6,000 square feet, Party Pedaler and Time Out Youth also lease space at the 2320 North Davidson building. Godley is a partner at Legacy Real Estate Advisors, which is the listing agent for the property, and Capstone Apartment Partners is representing Southern Apartment Group. The listed price for the site is $4 million to $5 million.
Southern Apartment Group, headed by Lindsey McAlpine and Shane Seagle, assembled land along East Morehead Street for Crescent Dilworth, a 296-unit apartment community, as well as a project by Forestar Group Inc. that could total up to 380 units. Southern also owns 1.5 acres at the intersection of West Morehead and Summit Avenue, where it's planning a 326-unit apartment project.
